Black Rock Ridge
Black Rock Ridge is a community of condominiums and townhomes located in Wasatch County, just 7 minutes from Park City. Many of the properties have stunning views of the Jordanelle Reservoir, nearby Deer Valley® Resort ski runs, and the Wasatch Back mountains. This community has gained popularity since it offers the benefits of easy access to Old Town Park City, while avoiding the heavy traffic delays within the Park City area that come with ski season and the annual crowds of the Sundance Film Festival. Construction of Black Rock Ridge began in 2007 then stalled during the recession. It restarted in 2012 and the building of new residences has only continued.
Condos:
Black Rock Ridge has 98 single-level condos completed, with all units sold out as of Spring 2017. Releases of 28 new units are scheduled for mid-late 2017. Prices start in the $200,000s and offer 4 floor plans. Resales do come to market and tend to sell quickly. Sizes range from 843 to 1442 square feet, with 1 to 3 bedrooms. All of the condos include a 1-car garage, some will be attached, while others will be detached. Black Rock Ridge condos include high-end features like KitchenAide appliances – including refrigerator, granite countertops throughout, high-quality knotty alder cabinets, and open concept kitchen, dining, and living spaces. Another notable feature about the Black Rock Ridge condos is their single-level floor plans. All of the buildings have elevators, so there’s no need to use stairs if you don’t want to!
Townhomes:
There are 160 Black Rock Ridge townhomes completed, with less than 20 newly built units available as of Spring 2017 - starting in the low $500,000’s. Sizes range from 1984 to 2293 square feet. Black Rock Ridge offers 4 models which have 2 and 3 bedrooms, with 2 ½ or 3 ½ bedrooms. All of the floor plans have a main level master bedroom and a 2-car garage. The builder delivers affordable luxury in these units that include Viking commercial-quality stainless steel appliances, alder base, case, and cabinets, and granite counter tops throughout. There are possible upgrades. Hot tubs, while not included, are allowed. Pets are welcomed at Black Rock Ridge with many dog-friendly green spaces.
The HOA fees for all of the condos and townhomes built at Black Rock Ridge currently include internet, telephone, basic cable, sewer, water, common area expenses, snow removal, landscaping, trash service and exterior maintenance.
